Approved Deck Gates and Steps
Most Ledgewood Hills condominiums were constructed with a rear deck elevated just above ground level but without a gate to pass from the deck to the lawn common area. A gate is desirable for reasons of convenience and safety, so that residents may escape to the rear in an emergency if the front entrance is blocked. Residents who wish to install a gate should abide by the following deck installation requirements. Residents who currently have a gate that does not comply with these codes should bring their gate installation into compliance.

  • Construction of an approved deck gate must follow the specifications on the drawings below.
  • If the deck height is greater than 30 inches above ground level, a deck railing is required
  • If the deck height is less than 7-3/4 inches above ground level, no step to the ground level is required. One or more steps may be required depending on the elevation of the deck and the conventional stair rise/run dimensional allowances.
  • If the deck height is greater than 7-3/4 inches above ground level, one or more steps are required
  • A top hand rail for stairs is required for four or more steps
  • A City of Nashua building permit is required for steps to a gate opening that is greater than 7-3/4 inches above ground level needing one or more steps
Please note: The information contained in these requirements is from the current building code as provided by the City of Nashua as of June 1, 2018. Owners should always contact the City to confirm the current requirements prior to any installation or if applying for a construction permit from the City. Approval from the ARC is always required when making modifications to a unit exterior.

External Light Fixtures / Specifications

Light fixtures must be the currently approved model, color, and style for Ledgewood Hills (see photo) and are available for purchase from the Property Manager. Note: Installation must be completed by a licensed electrical contractor.
Mounting requirements:
     •  Mount approximately 84 inches above ground level

     •  Place centered between two garage door openings if mounted on a garage
     •  Mount onto a backer board and not directly on the gray siding clapboards
     •  No external junction boxes are permitted
     •  No external wiring is permitted...all wiring to the light fixture must be internal
Backer Board requirements:
     •  Backer Board size: approximately 7 inches wide X 8 1/2 inches high

     •  Mount directly onto the sheathing...not over the gray siding clapboards
     •  Material: A white synthetic is preferred (AZEK or similar), or wood, painted white
     •  Installation: Ensure top of board has a metal drip edge to prevent water from getting behind the backer board and rotting the sheathing

Motion Sensors / Specifications
Optional motion sensors are recommended to control exterior lights. Note: Installation must be completed by a licensed electrical contractor.
Mounting requirements:
     •  Mount to the upper trim board directly below the soffit overhang
     •  Should be flush mounted
     •  Color of the fixture must be white to match the building trim color
     •  No external junction boxes are permitted
     •  No external wiring is permitted...all wiring to the motion sensor must be internal
