PURPOSE/CHARTER
The purpose of the architectural Review Committee (ARC) of Ledgewood Hills Condominium Association (LHCA) is to preserve the architectural integrity, style and character of the complex as originally designed and developed. However, the ARC must give full recognition to improvements in technologies and legal processes - not generally available or employed when the condominium was created - that can be implemented for the general improvement of the property. Examples are wireless technologies, security, easements, ceramic paints and solar panels. It must be recognized and understood that LHCA is a planned community and as such must be viewed in its totality. Therefore, the good of the whole will prevail over individuality. As a result of this, architectural changes will be kept to a minimum.
A Committee of property owners, working under the direction of LHCA Board of Directors in an advisory capacity, will review all written requests for changes to the property, and forward recommendations to the Board of Directors for its action on the request. As such, the Committee will be responsible for establishing architectural control guidelines and restrictive standards which will be applied equally to all owners to maintain the appearance and value of their property, as well as enhance what has been developed for the enjoyment of all.
SCOPE
The Committee will be responsible for reviewing all written requests from unit owners for modifications or additions to any building within the LHCA complex which will result in any change in external appearance to what was originally designed and constructed by the developer and architect. This responsibility is extended to include any request for change to exterior walkways, roadways, parking areas, outside recreational facilities, exterior lighting, fencing and/or signs on the property.
All requests from unit owners should be sent to the Property Manager, who will serve as the liaison between the unit owner and the ARC.
